This will depend on your requirements and the type of services needed as well as third party involvement and any statutory approval timescales (such as local planning authority permission).

We always endeavour to deliver our services within a timely manner to align with our clients’ desired programme. This is not always possible and in some instances time critical priorities may from time to time have to take precedence over your project, however we will always look to mitigate this as far as possible.

Every project is assessed individually if there are multiple stages necessary; these will be priced on a fee proposal separately and can be instructed on a stage by stage basis if required.

Some simple homeowner modifications could be considered as permitted development, subject to adherence to the limitations and parameters described in the General Permitted Development Order.

Planning Approval

Governed by the local city/borough/district council. It makes sure that the building style, use and materials are in keeping with the surrounding area and is effectively permission to carry out the works.

The Planning Approval fee is usually a one-off charge, payable upon submission of the application.

In most instances, Planning is granted on a conditional basis. It is your responsibility to ensure that any conditions placed on the approval are discharged as directed by the Council.

These conditions may include such things as: Submitting samples of the proposed bricks, roof tiles, guttering, windows etc. prior to work commencing.

Building Control Approval

Governed by either the local council or a private ‘approved inspector’ this makes sure that the material specification, proposed works and workmanship are of the correct standard to comply with the Building Regulations.

The Building Regulations are a set of documents which outline minimum standards and conditions which must be met for all aspects of domestic and commercial construction projects.

The Building Control Fee varies from project to project and is calculated by the provider of the building inspection service.

Upon completion, Building Control will issue a certificate which you will need to keep as proof that the works have been correctly and legally carried out.

All of our fee proposals are put together individually and tailored to the needs of the client or project. The inclusions and exclusions will be clearly outlined within this fee proposal and prior to appointment.
